Caughlin Ranch is an established west Reno community set into the foothills, with mature landscaping, larger lots, and city-light views from the upper streets.
Built largely through the 1980s and 1990s, Caughlin Ranch has the thing newer neighborhoods cannot manufacture: mature trees. Lots run larger than in most of the newer master-planned communities, and the terrain gives many homes real views over the valley.
Housing here spans a wide band, from modest single-levels on the flats to substantial custom homes on the hillside streets. That range means the neighborhood name alone tells you very little about price — the specific street and elevation tell you most of it.
Buyers drawn to Caughlin Ranch are usually trading square footage in a newer build for lot size, established landscaping, and a shorter drive to downtown and the Truckee River corridor.
